Prelisting Activities, Prelisting Procedures, What will Happen Before you List?

First stage of the Home Selling Process are all thePrelisting Activities that I must do.

There are quite a few things I need to take care of prior to coming to your home for a Marketing Presentation.

I will make an appointment for a meeting with you at your home at your convenience.

You will receive an e-mail confirmation of the listing appointment and/or a call to confirm the set appointment.

I will review the pre-appointment questions, so I can learn as much as possible about your property.

I will research all the comparable, currently listed properties in your area, so you can take a look at the competition.

I will research recent sales in your area from the MLS® DATA BASE and other sources, so you have a better idea of the current market conditions.

I will research exposure types and number of days on the market for similar properties, location and price, to get an idea what type of marketing will best suit your property and your neighborhood.

I will review property tax roll information, to avoid any mistakes.

I will prepare COMPARATIVE MARKET ANALYSIS(CMA)to establish fair market value, and give you a solid base to correctly price your property.

I will research property ownership and review the deed, to establish who is on title and if there is any registered covenants.

I will check Municipal Tax Records to verify the lot size, for correct listing information.

I will verify the legal description from public records, to avoid any mistakes.

I will check Planning Department of your municipality for current zoning, so I can provide that information to any potential buyers.

I will check for land use restrictions or special zoning, to avoid any misconceptions in the listing.

I will prepare a listing presentation with researched materials, so you have a good idea of what to expect in the sale process.

I will drive to the property to assess the Curb Appeal and compare the property with others in the neighborhood, to have a better idea on how to proceed with the marketing strategy.

I will research your neighborhood to provide potential buyers with comprehensive information, about schools, churches, stores, doctors and recreational facilities and other amenities.

I will start formal office file on the property, to keep all future records and paper work generated in the process of the sale in one well organized place.

I will confirm the school districts and the impact of the schools on the property value.

I will determine if the property is subject to a shoreline road allowance (if applicable)

I will review all pertinent information to ensure that it is complete, so I can proceed with the listing. prelisting activities

Then I will come into your home to meet with you and learn about you and your family.
